What this is and what it is not

Water Table reads Arizona's public water, survey, hazard and assessor records and reports what they say about one surveyed section. Every figure links to the record it came from.

It is not legal advice, a title opinion, an appraisal, or a substitute for a water attorney or an engineer. A decree, a well permit and a court file are the documents that settle what a right actually permits; this report points at them and tells you which ones to ask for. Decisions about buying, selling or developing property should be made with the underlying documents and professional advice, not with this alone.

The public record is also incomplete and sometimes wrong. Where a record is missing, stale or contradicts another, the report says so rather than filling the gap. An absence of findings is not a guarantee that nothing is there.

What you may do with a report

A report is licensed to you for your own transactions and your own clients' transactions. You may read it, print it, keep it, and share an individual report with the parties to a deal you are working on: a buyer, a seller, their counsel, a lender, an appraiser.

You may not:

• resell reports, or supply them as a service to people who are not your clients;
• republish reports, or their contents, as your own product, dataset or database, or make them available to the public;
• extract reports in bulk, automate their retrieval, or use them to build a competing compilation of Arizona water records;
• share the credentials of a seat with anyone who is not the person that seat is for.

The underlying records are public and always will be. This restriction is on the compilation -- the work of joining twenty-five sources to one square mile -- not on the facts themselves. Anyone is free to go to the state and read what we read.

Seats and plans

An individual subscription is for one person. A firm plan carries an agreed number of seats, each for one named person; seats can be reassigned when somebody joins or leaves, and the firm's owner can add and remove people up to that number.

Subscriptions carry a monthly limit on how many reports may be opened. The limit is set well above ordinary professional use and exists to prevent bulk extraction, not to ration normal work. If you reach it, get in touch and we will sort out a larger plan.

Paying and stopping

A single report is a one-off payment and yours permanently: it stays available in your account whether or not you have a subscription. A subscription renews until cancelled and can be cancelled at any time, taking effect at the end of the period you have paid for. We do not pro-rate part-months.

If a report is wrong in a way that matters, tell us. If we cannot fix it we will refund it.

Availability and liability

The service is provided as it is. We do not warrant that it will be uninterrupted, or that the public records it reads are accurate, complete or current. To the extent the law allows, Sentry Data LLC's liability arising out of your use of Water Table is limited to the amount you paid us in the twelve months before the claim.

Changes

We may change these terms. If a change materially affects what you may do with reports you have already paid for, we will tell subscribers by email before it takes effect.
